Taunton New Construction Video Scrpt
Taunton is a town that is about 40 miles south of Boston located in Bristol County. Fun fact about Taunton, it's actually one of the oldest towns in Massachusetts, which makes it one of the oldest towns in the United States. Taunton is a little over 48 square miles with about 57,000 people. The Silver City has nine public elementary schools, three middle schools, as well as three high schools.
In Taunton, you're going to find a great mix of affordability as well as the size of home that you're looking for. So a little bit bigger with ultimately might possibly have a couple more amenities. And if new construction is really what you're looking for, then Taunton is a really great place to look, because there's many different types of new construction developments that you're going to find in Taunton, that with many different varieties of homes, you can find condos. You might be able to find some 55 plus communities, but you're also going to find those single family communities with homes like ranches and i've even seen raised ranches as well as your traditional colonial.
Now, when you're buying a new construction house, there's a couple of different ways to go about buying them. There's spec homes, there's to-be-built homes there's builder tie-in houses, and then there's just the vacant lot that you can buy. Now a vacant lot with no builder tie-in allows you to pick your builder and choose whichever plans you want and, well, get to work.
Buying a lot with a builder tie-in is just that: you've bought a lot, and there is a builder that specifically is going to build that house with you and might have some plans for you to use or be required to use. A house that is to-be-built is generally one where the builder has bought the house, has the plans, everything's been ready and approved by the town, and they're ready to go. They're just waiting for you to agree.
A spec home is when a builder has bought a house or I should say bought a lot and is now starting to build the house with the plans ready to go. And you could really buy a spec house really anytime throughout the build process, I've actually sold a bunch of houses where they haven't even built the- poured the foundation, let alone I've sold a bunch while they've just started pouring the foundation. So you can get involved really any time, the sooner you get involved, the more ability you have for customization versus the longer you go in because it does take them time to build these houses where they have ordered these materials for the houses sometimes months in advance. So for example, if you're getting into a property where they've just poured the foundation, you're probably going to have a lot of say in regards to maybe moving a wall or moving a closet. What types of flooring, maybe what color kitchen cabinet, granite, you know, what's going to be in the bathroom. So you have a lot of choice versus when you get to the tail end, say when the house is just being completed, the only customization option you might have is paint color.
In Taunton you're going to find a lot of pre-owned homes, but again this does have the ability to have some new construction which necessarily isn't easy to find.
