HOW MUCH DO I PAY WHEN I CHOOSE TO SELL MY HOUSE FOR A $1 COMMISSION?
As a home seller, you pay one dollar at closing to sell your house. There are no hidden fees. There are no transaction fees... There are no fees! You don't even pay us the $1 fee up front. You pay us $1 at closing. That's it!
HOW DOES IT WORK? HOW DO YOU SELL A HOUSE FOR $1?
Traditionally a seller pays the real estate commissions. The seller pays the real estate agent they have hired as well as the real estate for the buyers. This results in the seller possibly pays 10s of Thousands of dolalrs.
In our marketing program instead of the seller paying the fee, the buyer will pay the fee. We will charge a 5% buyer premium to the property in addition to a seller's asking price. This buyer premium will pay for the buyer agent commission as well as our commission in working with you to market and sell your house.
HOW CAN YOU SELL A HOUSE FOR A $1 COMMISSION? HAS IT EVER BEEN DONE BEFORE?
As we have mentioned, we charge a buyer premium for the property that will pay both the listing and buyer commissions. This buyer premium is not something new. We are not reinventing the wheel with this program. Banks have been charging 5 percent buyer premiums for years on their foreclosed homes. They have an asking price and the buyer premium is in addition to the asking price.
We have also been doing it this way in the rental market for pretty much forever. In a hot rental market, the tenant pays the Realtor fee and in slower markets the landlord will pay the fee. This has been done before. We are just making it a little more commonplace.
HOW DO YOU (THE AGENT) GET PAID?
The buyer pays our fee through a buyer premium. And you will pay us $1 at closing. Why do we charge $1? In order for there to be an executed contract then there needs to be consideration. This $1 is the consideration that protects you, the seller! So while the Buyer pays the (majority) of the fee, we will be working for you and your best interests.
This is for our aggressive marketing plan that includes but is not limited to: Professional Photography, 3D Interactive Virtual Tour, Floorplans, a Staging Consultaiton with a professional stager, custom marketing materials by our graphic designer and even a customized Facebook Marketing Campaign that includes our Slugfest marketing strategy.
ARE YOU A DISCOUNT BROKER?
No, we are not a discount broker. We are not discounting our fee. As I have said, the buyer is paying our commission! We are a full service team that works for one of the biggest brokerages in the country. We are providing our seller's with our full service marketing strategy while they pay $1 and the Buyer pays our fee through the Buyer Premium.
While marketing is important, the most important thing is that we are not offering discounted service. We have helped more than a 1,000 families make a move which means that we have the experience to ensure that we are not learning on your dime. We have a full team staffed to assist with the sale. If I get sick or busy, then you and yoru house will not fall through the cracks. Our goal is to make the moving process easier and less stressful (less stressful becuase it's impossible to make it stress free!). We want to create life long relationships. Discounted service and marketing is not how you do that.
DO YOU DO ANY MARKETING ON OUR HOME?
Yes! And a LOT more than the average agent. As a marketer, we have about 6 to 8 seconds in order to grab a potential buyers attention. Pictures are how we grab a buyers initial attention. If the pictures are awful then we lose potential buyers. This is why we hire a professional photographer to do all of our photography.
But a quality picture doesn't start with the professional photographer. It starts with the space itself. That is why we hire a Professional Stager for an initial staging consulation. The stager will provide tips and suggestions on items that a homeseller can do to help make a space feel larger, brigher and appeal to a larger group of buyers.
