Why Sell a House for Below Market Value?
Why would anyone sell their house at a price that was below market value? This is a question that I get quite often and one that I am going to answer in this video.

One of our businesses is buying a house at favorable terms and selling it for a profit. But here is the thing, we always make sure that the people that we are buying the house from are aware that we are buying it for below market value and are going to sell it for a profit.
So why would anyone ever sell their house to me for less than it’s worth even with the retail market value numbers in front of them?
There are a multitude of reasons. Maybe they have already tried to sell their house the traditional way and that process was too slow.
But I would say that 95% of the time, we buy houses from people that are in one of the five following situations: Preforeclosure, Divorce, Health or Safety, Inheritance or tired landlords.
All of these people have a big problem and don’t want to list their house the traditional way. Maybe they just don’t want their neighbors knowing a situation of preforeclosure or divorce. They just prefer that the house be sold as quickly as possible and be able to walk away and wash their hands clean.
We recently had a situation where the lady was bed ridden. She couldn’t move in a house that was in disrepair and full of stuff. You couldn’t even walk into some rooms. She needed the proceeds in order to go to her next home where she could get better care. A private sale would have been nearly impossible for her as she lived in the first room that you entered which was the Living Room.
It’s not about twisting anyone's arm or being unethical. It’s about offering a solution to a person's problem and doing it on the timeline that they need. Sometimes they need it to be done fast. Other times it’s a situation where they need additional time and are going to be leaving behind a lot of junk… The point is that it becomes a guaranteed and mindless transaction for them.
In most cases they have searched the internet for information on how to sell a house and see one of our “we will buy your house” ads online and submitted their info. It’s that easy.
This solution is not for everyone. As a matter of fact, it’s for a very few.
